General Education Building
This project will provide a new three-story General Education building near the MS3 building adding approximately 20 new classrooms.
Located between the Lake and MS3, the site is a hill and requires modification to construct this building. The area around the building will require sitework to refresh the existing pathway between the Central Plant and new General Education building to ensure ADA access while providing an area for social gathering. The new building will increase the classroom count on campus by approximately 20 classrooms.
Construction is projected for completion in December 2023.

February 2024
Past Month’s Accomplishments: Drywall, taping, painting, and ceiling grid installation were completed. MEPF overhead and in-wall rough-ins were completed. Sheathing, waterproofing, cement plaster, and metal wall panels were installed. Removal of scaffolding and construction trailers continued. Fire lane pavers were completed. Electrical gear tie-in was completed.
Next Month’s Milestones: Acoustical ceiling installation will be completed. Exterior and interior finishes will be completed. Underground irrigation will be completed. Mechanical units will be installed on the roof.

Past Month’s Accomplishments: Fireproofing was completed. Framing and installation of metal door frames on the second level were completed. Wall layouts were completed on all floors. Installation of scaffolding around the building perimeter was completed. Site utilities were completed. Roof installation was completed.
Next Month’s Milestones: Priority wall framing installation on the second and third floors will be completed. MEPF rough-ins on the second floor will be completed. Exterior framing will begin. Curb and asphalt installation will begin.
June 2023
Past Month’s Accomplishments: Concrete deck pours were completed for all floors. Fireproofing installation is ongoing. Utility and hanger layouts and installations are ongoing.
Next Month’s Milestones: Installation of scaffolding around the perimeter will be completed. Priority wall framing installation will be completed. Site utility installation is ongoing.
May 2023
Past Month’s Accomplishments: Lower level layout, framing, and utility installation were completed. Welding of steel and metal deck is ongoing. Rebar and slab on deck for the second and third floors and construction of ramps and stairs were completed. Exterior wall mockup review and sign-off were received from the BECx Agent and construction management team.
Next Month’s Milestones: Welding of steel to continue. Concrete pouring for the second and third floors will be completed. Stair opening for construction use is expected.
April 2023
Past Month’s Accomplishments: Waterproofing of exterior and first-floor slab and walls were completed. Stair installation continued. First-floor slab on grade was poured. Phase 2 steel delivery and erection was completed, along with metal decking.
Next Month’s Milestones: Lower-level layout, framing, and utility installation were completed. Welding of steel and metal deck is ongoing. Rebar and slab on deck for the second and third floors were completed. Ramps and stairs were completed. Exterior wall mockups were reviewed and signed off by the BECx Agent and construction management team.
March 2023
Past Month’s Accomplishments: Continuation of the underground utility hydronics was completed. Sublevel interior rough in utilities were completed, along with installation of formwork rebar for first floor pour.
Next Month’s Milestones: Waterproofing of the exterior and the first-floor slab and walls will be completed. Stair installation will be completed. Pouring of the first-floor slab on grade will commence.
February 2023
Past Month’s Accomplishments: Ratt slab was poured. Installation of underground utility Hydronics reached 25% completion. Excavating and trenching for underground utilities for the building were completed. Stripping forms were completed.
Next Month’s Milestones: Mockups of epoxy, sealed, polished and flatwork for review are ongoing. Waterproofing of walls, MEPF sleeving of slab on deck, and stair installation will be completed.
January 2023
Past Month’s Accomplishments: Steel erection began on the ground floor along with forming walls. Installation of underground utility hydronics was completed.
Next Month’s Milestones: Forming of walls and metal deck and concrete pours on the sub level and first floor will continue. Waterproofing of walls will begin. MEPF sleeving of slab on deck and stair installation will be completed.
December 2022
Past Month’s Accomplishments: Pouring of footings reached 80% completion. The remaining scope of Increment 1 work is delayed due to rain. Vaults were poured in place for the hydronics scope for the General Education and Student Services Complex. Rough ins were completed for all Hydronics on the General Education building site. Landscape main and fire water piping rough ins were completed.
Next Month’s Milestones: Structural steel is expected to arrive the week of January 16th with steel erection to follow shortly after. Installation of remaining rebar for spread footings will be completed. Elevator slab on grade placement will be completed. Anchor bolt templates are delayed.
November 2022
Past Month’s Accomplishments: A Noticed to Proceed was issued for Phase 2. Weatherizing of the site was completed along with the protection of footings and preparation for foundations. Conduit for the building and site lighting were completed. Rat slab was poured.
Next Month’s Milestones: Rebar deliveries for spread footings and grade beams for building foundations are expected. Installation of underground utility piping and vaults will be completed in joint effort with the Student Services Complex project. Anchor bolt templates and elevator slab on grade placement will be completed.
October 2022
Past Month’s Accomplishments: Landscape irrigation recycled water tie-in was completed. Underground utilities installation for Student Services was completed. Fire water and domestic lines design was received.
Next Month’s Milestones: Layout for building pad will be completed along with the installation of foundation footings. Rebar and steel element deliveries are expected.
September 2022
Past Month’s Accomplishments: Construction trailers were placed on site. Sanitary sewer and landscape irrigation were completed. Demolition was completed, along with electrical layout and demolition.
Next Month’s Milestones: Excavation of the building footings and foundations will continue. Landscape trenching will continue. Conduit installation for the power feed will begin.
August 2022
Past Month’s Accomplishments: Demolition reached 95% completion. Layout irrigation and coordination was completed. A temporary site camera was installed.

Past Month’s Accomplishments: DSA Increment 2 submission was moved to mid-May.
Next Month’s Milestones: Buy out of inspections services will be moved out to June. A draft guaranteed maximum price is due early June.
March 2022
Past Month’s Accomplishments: DSA Approval was received for Increment 1 on 3/28/22. The final round of bid outreach occurred for the Increment 2 building.
Next Month’s Milestones: Buy out inspection services will be carried out. DSA submission for the Increment 2 building will be submitted. A draft guaranteed maximum price will be due at end of month.
February 2022
Past Month’s Accomplishments: The District and College review of 50% construction documents was completed for Increments 1 and 2. The Owner's Project Requirements (OPR) were released for commissioning efforts.
Next Month’s Milestones: DSA approval for Increment 1 is anticipated 3/31/2022. Proposals for Inspector of Record, Laboratory of Record, and Geotechnical Professional Services for Increment #1 will be released. The final bid outreach presentation will take place on 3/31/2022.
January 2022
Past Month’s Accomplishments: Increment #1 site work was submitted to DSA on 12/14/2021. Increment #2 building construction documents started 11/10/2021. A campus survey was performed to determine interior finishes for the 35-person classrooms.
Next Month’s Milestones: DSA approval for Increment #1 is anticipated 03/31/2022. Proposals for Inspector of Record, Laboratory of Record, and Geotechnical Professional Services for Increment #1 are expected. The final bid outreach presentation will occur 03/31/2022.
December 2021
Past Month’s Accomplishments: Review of received design documents continued. The project team met with leadership to complete interior design themes. Bid reviews were started in preparation for guaranteed maximum price determination.
Next Month’s Milestones: Design document review comments will be finalized. Deliberate cost reconciliation of the bids will be initiated.
November 2021
Past Month’s Accomplishments: 100% of design documents were received. The project team met with the Steering Committee on interior finishes. Bid Phase 1 is underway with bids due in early November. A LEED review was carried out and District responses were addressed.

Past Month’s Accomplishments: Interior layout and floor plans were finalized. A LEED Review was completed. Budgets for design modifications during development stage were assessed. Finally, an outreach kick-off for Bid Phase 1 - Design Assist trades was completed.
Next Month’s Milestones: 100% of design documents will be completed by October 15th, 2021. Irrigation plans for the South Bay Water Application will be prepared. Increment phasing plan and schedule will be finalized. The team will schedule design review meetings with M&O and Grounds, IT and CTSS. Finally, a Steering Committee review will be carried out.
August 2021
Past Month’s Accomplishments: The engineering floor plan was approved. The exterior design was presented. 50% of the design documents courtesy set was received. Board approval for additional preconstruction services owner directed. Student survey results approved design option #3.
Next Month’s Milestones: Interior layout and 100% of design documents will be completed. Fire department review will be finalized. Irrigation plans for South Bay Water Application will be prepared. Increment 1 and Increment 2 schedules by Bernards are due. Design document will be internally reviewed with the District and the College.
July 2021
Past Month’s Accomplishments: Design Committee approved the Engineering Program layout. Re-design of the first floor received approval to move forward. Exterior skin and sitework is underway with acceptance of value engineered approvals by the college. Interior design survey was sent to students for vote and comment.
Next Month’s Milestones: DSA FCP meeting scheduled for 8/9/21. 100% Design Development documents will be received by 8/27/21.
June 2021
Past Month’s Accomplishments: The interior design presentation to the Design Committee on the classrooms and staff area was completed. Design is underway for an added engineering program.
Next Month’s Milestones: B&D to send out a survey to students for the General Education Building. Interior classroom will be selected. Impacts of exterior and interior floor plans will be finalized and a review of the engineering layout with the Design Committee will be carried out.
May 2021
Past Month’s Accomplishments: Design Development is underway with 50% completion due late June. The College added design, and program changes are underway. The Bond Team is scheduling a site visit with B+PE to discuss the updated Engineering Program. A commissioning kick-off was held. The request for OPR is pending review by District. Project budget and schedule review is underway based on minor changes to the Engineering Program design. A possible impact to budget was discovered.
Next Month’s Milestones: There will be a review of value engineering efforts to meet $32M design-construction cost. Anticipate 50% Design Development reviews for the end of June early July.
April 2021
Past Month’s Accomplishments: Schematic design documents and an associated cost estimate were submitted by Bernards+Perkins Eastman and reviewed by the Bond Team. Presentations with the Steering Committee were held to review progress design and obtain feedback. Notice to Proceed into Design Development phase of the DBE contract was formally issued.
Next Month’s Milestones: The Design Development phase will formally kick-off with the DBE team. The Bond Team will meet to further discuss the College's sustainability goals and design of the Engineering Department.
March 2021
Past Month’s Accomplishments: The schematic design phase continued with further development of interior floor plans and design documentation. The project team met with DSA to kick-off the formal collaborative review process and obtain initial feedback on draft schematic drawings.
