Sequoia Upgrades and Nursing Addition

This project will build a mock learning hospital and simulation lab spaces attached to the existing Sequoia Lecture Hall to support the growth of the Nursing Program.

The new building will imitate a sterile corridor in an intensive care unit in a hospital or clinic. This will be a multi-story space with observation booths for professors to help train students and prepare them for immediate entrance into the patient care workforce. It will also include associated site work for ADA access as well as upgrades of interior finishes to the main Sequoia building.

Construction is projected for completion in November 2023.

Past Month’s Accomplishments: Dry-ins, drywall installation, and interior MEPFs were completed. The canopy redesign was submitted for DSA review.

Past Month’s Accomplishments: Slab on metal deck and grade beam concrete pours were completed. Exterior wall framing and MEPF layouts are underway. The canopy redesign is within budget and ready for owner review.

Next Month’s Milestones: The canopy redesign effort will continue. Slab on grade rock, rebar, and concrete pours will be completed.


June 2023

Past Month’s Accomplishments: Steel erection was completed. Metal decking reached 90% completion. Canopy redesign rough order of magnitude (ROM) pricing was provided by Turner and Saylor. High cost has triggered a value engineering effort.

Next Month’s Milestones: The canopy redesign effort will continue. MEPF layout and HSS framing will be completed. Hangers and supports installation on the roof will be completed. Slab on metal deck rebar installation and concrete pours will be completed.


May 2023

Past Month’s Accomplishments: Steel erection is 80 % complete. The safety deck was installed. Canopy redesign concepts were presented to the Bond Team. Rough Order of Magnitude (ROM) pricing was provided by Turner and Saylor.

Next Month’s Milestones: Welding of steel and metal deck installation will be completed. Construction of elevator walls will begin. The Bond Team will review the estimates provided by Turner and Saylor.


April 2023

Past Month’s Accomplishments: Footing excavation, grade beam forming, and hydrant tie-in were completed. Canopy redesign concepts were presented to the Bond Team. Rough Order of Magnitude (ROM) pricing was provided by Turner.

Next Month’s Milestones: Excavation and waterproofing for the elevator pit will be completed. The Bond Team will review the estimates provided by Turner. The program management team will engage a third-party cost estimator to provide a ROM to reconcile with Turner’s estimate.


March 2023

Past Month’s Accomplishments: Footing excavation, grade beam forming, and hydrant tie-in were all completed.

Next Month’s Milestones: Excavation and waterproofing for elevator pit will be completed.


February 2023

Past Month’s Accomplishments: Lime treatment of soils was completed. Installation of underground utilities and excavation of building pad was completed. Kickoff with design team for the shade study occurred.

Next Month’s Milestones: Excavation and Waterproofing for the elevator pit will be completed. Excavation for footings will be completed.


January 2023

Past Month’s Accomplishments: Demolition of the Lecture Hall was completed. Mitigation of saturated soils and rough grade was achieved. Underground demolition and underground utility installation began.

Next Month’s Milestones: Installation underground utilities and excavation of building pad will be completed. Waterproofing for the elevator pit will be completed. The bond team will meet with the design team to kick off the Nursing Building shade study.


December 2022

Past Month’s Accomplishments: Demolition of the site, lecture hall, and Sequoia stair was completed. Temporary egress stairs were erected.

Next Month’s Milestones: Demolition of underground utilities will be completed. Excavation and grading will begin.


November 2022

Past Month’s Accomplishments: Temporary power, fire alarm, and security installation was completed at the Observatory. Utilities were safely turned off.

Next Month’s Milestones: Demolition of the Sequoia Lecture Hall is expected.


October 2022

April 2021

Past Month’s Accomplishments: The Schematic Design phase was completed. The project remains within budget at $31.2 M. A project handoff meeting between Brailsford & Dunlavey and Gilbane-Cordoba was held on April 2, 2021. Exterior design was vetted with the Bond team and campus stakeholders. Interviews and selection of the commissioning agent occurred with CBRE Heery selected to perform these services. Interviews and selection of the Lease lease-back contract was completed. A notice of intent to award was issued to Turner Construction. The contract will be presented at the Board of Trustees meeting in May.

Next Month’s Milestones: Commence interior design.


March 2021

Past Month’s Accomplishments: DSA FCP meeting completed. Schematic design phase, plan reviews by the District/Bond team completed. Schematic design reconciled cost estimates completed, project about $1.7MM under budget with a moment frame structural system. LLB RFP was released on 3/3. Cx Agents interviewed and selected. Internal Project Hand Off meeting on 3/26. Design Documents Notice to Proceed released on 3/24. CGS registration ongoing, pending on District. Water leak investigation ongoing. PG&E Savings by Design program registration – Pending Bond team decision.

Next Month’s Milestones: Project Hand Off Meeting on 4/2. LLB entity to be selected by committee. Exterior design progress to be presented to faculty and staff.

Past Month’s Accomplishments: The architect, Perkins Eastman, and the Bond Team completed 90% of the user group interviews in October. The architect presented initial programming concepts to the Design Committee for feedback and approval. The architectural team is targeting final programming report submission on in late October. The Bond Team released the Lease-LeaseBack (LLB) Request for Proposal (RFP) on October 14, 2020.

Next Month’s Milestones: LLB proposals are due on November 18, 2020. Geotech report to be completed by November 2, 2020. Final program, concept, and cost review to be completed by end of November. Architect to be authorized to proceed into schematic design (SD) phase.
